In this article, I’ll demystify the rental landscape of Varna, Bulgaria. Having previously worked as a real estate agent in Ottawa, Canada, I now operate my own specialized real estate firm right here in Varna.
To begin with, it’s essential to note that rental prices have surged significantly in the past 2-3 years. While apartments in Varna might not match the standards of more prosperous nations, there are premium A-class apartments and homes available, albeit at corresponding prices.
A significant challenge is the absence of a centralized rental database for Varna. Several websites exist, but I believe about 90% of their listings are deceptive, primarily aimed at generating leads for real estate agencies. Local property owners tend to be very selective about their tenants. They often explicitly state their tenant preferences, with some welcoming foreign tenants and others strictly against it.
Here’s a quick breakdown of rental prices:
- Studios: Starting at 400-600 leva.
- 1-bedroom apartments: 600-800 leva.
- 2-bedroom apartments: 1000+ leva.
- 3-bedroom apartments: Quite scarce.
- Homes: Typically range between 1000-3000 euros monthly.
Remember, utilities like water, electricity, and monthly condo charges are additional. Allocate an extra 100-200 leva monthly for these. Pets are always an issue and few landlords are willing to accept them.
The quality and class of apartments can vary significantly. The prices mentioned above are for mid-tier properties on a year-long lease. Short-term rentals, especially during summer, can see prices spike by 2-5 times. High-end properties will cost significantly more than the above mentioned prices.
Real estate agents typically charge a commission equivalent to one month’s rent, split between the tenant and the landlord. Upon contract finalization, landlords usually expect the first month’s rent and a security deposit of 1 to 2 months (this is negotiable).
